This is due to the rapid development of the domestic housing rental market since 2016. In the following five years, the central and local governments launched a series of policies to promote the development of the rental housing market. In the recently released "suggestions of the CPC Central Committee on formulating the 14th five year plan for national economic and social development and the long-term goal of 2035", the orientation of developing "talent apartment" has been further clarified.

According to the data of Longhu Guanyu, up to now, Longhu Guanyu has cooperated with more than 40 talent apartment projects with the governments of more than ten key cities in China, such as Shenzhen, Wuhan and Chongqing, as well as relevant institutions, housing administration bureaus, public rental housing management institutions and national science and Technology Parks, providing more than 20000 talent housing units. And the number of talent apartment projects this year has increased by nearly 50% compared with last year, and the growth rate is rare in the industry.

From the perspective of regional distribution, the talent apartments in Longhu Guanyu have covered the key cities in Guangdong, Hong Kong and Macao, the Yangtze River Delta Urban Agglomeration and the middle reaches of the Yangtze River, which is closely related to the local talent rental housing subsidy policy. For example, during the 13th Five Year Plan period, Shenzhen plans to build 400000 sets of talent housing and affordable housing, and 15 projects of Longhu Guanyu in Longgang District and Longhua District have been included in the benchmark stores of regional talent housing subsidy. In Wuhan, the "millions of college students studying in China entrepreneurship and employment project" was launched in 2017. According to the past practice, "talent apartments" are usually dominated by the government, state-owned enterprises and industrial parks, and the long-term rental apartment operators are responsible for product design, operation management and service, and show the characteristics of "government guidance, financial support, market-oriented operation, social management", etc.

At present, there are a variety of cooperation modes in talent apartments in the market. The most common mode is the market-oriented cooperation between the government and the long-term apartment operators to guide the long-term apartments that have been put into operation into talent apartments, and the government provides policy support for qualified talents. About 90% of the talent apartment projects in China belong to the market-oriented cooperation mode with the government.
